Context
North Drive needed to generate demand for a high-end condominium development before it existed. The challenge was promoting pre-construction units in a way that felt exclusive and premium, yet human and livable — avoiding the cold, abstract language typical of luxury real estate marketing.
Approach
The campaign centred on a short documentary featuring the project’s architect and interior designer, longtime collaborators with deep roots in the neighbourhood. By focusing on the people behind the building, the work grounded the development in shared values, local understanding, and lived experience. The film became the foundation of a broader integrated campaign spanning hoarding, print, social, and digital.
Outcome
The campaign won Best Campaign Video at the BILD Awards and generated exceptional demand, resulting in a full sell-out prior to breaking ground while establishing One Forest Hill as a standout example of human-centred luxury development.
